So why are you renting? My wife and I spent several years renting a house and have nothing to show for it financially. Fortunately we put ourselves in a position to buy and did just that. There are many benefits to owning vs. renting but lets take a look at just a few in the chart below.

The chart below shows a cost comparison for a renter and a homeowner over a seven year period.

The renter starts out paying $800 per month with annual increases of 5%
The homeowner purchases a home for $140,000 and pays a
monthly mortgage of $1,000

Not only do you save monthly expenses in the long run but you are also building equity and many times immediate equity in the purchase of a new home. I mentioned earlier that my wife and I purchased a new home. We moved in with instant equity due to excellent negotiating by an associate realtor somewhere around $20,000. Try getting that out of your apartment! At the current rate of appreciation in the DFW area I can also expect to add an additional $25,000 in equity within 5 years.
